These Terms & Conditions (“Terms”) govern the rental of the short-term vacation property known as Cozy West Seattle Escape, located at 9303 30th Ave SW, Seattle, WA 98126(“Property”), operated by the host (“Host”). By submitting a booking request or completing payment, you (“Guest”) agree to be bound by these Terms.
1. Reservations & Payment
All reservations are subject to host approval. Submitting a booking request does not guarantee availability or confirmation. The reservation is only confirmed once the Host approves the request and payment is received in full.
Payment is processed securely via Stripe. The Guest must provide valid payment information at the time of booking. All charges are in U.S. dollars. The total amount shown at checkout includes nightly rates, applicable taxes (Seattle Lodging Tax & Washington State Sales Tax), and service fees.
Credit card payments include a 3% processing surcharge. Bank transfer (ACH) payments carry no surcharge. The Guest may choose either payment method at checkout.
2. Cancellation Policy
The cancellation policy applicable to a reservation is displayed and confirmed at the time of booking. Two rate types are available:
2a. Non-Refundable Rate
Reservations made at the Non-Refundable rate (discounted approximately 10% from the standard rate) are entirely non-refundable under all circumstances. No refund will be issued regardless of the reason for cancellation, including but not limited to illness, injury, family emergency, job loss, change of plans, transportation disruptions, or weather events. By selecting the Non-Refundable rate, the Guest explicitly acknowledges and accepts this condition.
2b. Flexible (Moderate) Rate
Reservations made at the Flexible (Moderate) rate are eligible for a full refund if cancelled more than 5 full days before the scheduled check-in date, or within 24 hours of the original booking (grace period), provided check-in is not within the next 5 days at the time of cancellation.
No refund will be issued if the Guest cancels within 5 days of the scheduled check-in date and the 24-hour grace period has expired — regardless of the reason. This includes, without limitation:
- Inclement weather, storms, snow, or natural disasters
- Flight cancellations, delays, or transportation disruptions
- Personal illness, injury, or family emergency
- Pandemics, government travel restrictions, or force majeure events
- Power outages or utility disruptions beyond the Host's reasonable control
- Change of plans or personal circumstances
The Host strongly sympathizes with unexpected situations but cannot absorb the financial risk of last-minute cancellations. The Guest is strongly encouraged to purchase travel insurance to protect against these risks (see Section 4).
2c. Partial Stays
Early departure does not entitle the Guest to any refund for unused nights.
2d. Modifications
Date changes are subject to host approval and availability. Approved date changes that result in a shorter stay will not be refunded for the difference on Non-Refundable reservations. Price differences resulting from date changes on Flexible reservations will be charged or refunded accordingly.
3. Check-In & Check-Out
Check-in: 3:00 PM Pacific Time on the scheduled arrival date. Early check-in is not guaranteed and must be arranged in advance with the Host.
Check-out: 11:00 AM Pacific Time on the scheduled departure date. Late check-out is available for purchase subject to availability and must be requested through the guest management portal.
Access to the Property is provided via a smart door lock. A unique PIN code is generated for each reservation and is valid only for the duration of the stay. The PIN must not be shared with unauthorized individuals.
4. Travel Insurance — Strongly Recommended
The Host strongly recommends that all Guests purchase comprehensive travel insurance prior to travel. Travel insurance can protect against unforeseen events including trip cancellation, trip interruption, medical emergencies, evacuation, baggage loss, and more.
Travel insurance is available through a number of providers including, but not limited to:

The Host has no affiliation with any insurance provider and receives no compensation for referrals. These are provided for informational purposes only.
The Host's cancellation policy is firm and will not be waived regardless of circumstances. Travel insurance is the Guest's primary protection against non-refundable losses.
5. Occupancy & Guests
The maximum occupancy of the Property is 2 guests. Exceeding the maximum occupancy is a material breach of these Terms and may result in immediate termination of the stay without refund. Additional guests beyond those listed at the time of booking must be approved by the Host in advance.
The Guest who completes the reservation (“Lead Guest”) is responsible for the conduct of all persons occupying the Property during the stay.
6. House Rules
All Guests agree to comply with the following rules for the duration of their stay:
- No smoking inside the Property or within 25 feet of any doorway or window. A cleaning fee of $250 will be charged for any violation.
- No pets are permitted on the Property.
- Quiet hours are 10:00 PM – 7:00 AM. Please respect neighbors.
- No parties, events, or gatherings that exceed the stated maximum occupancy.
- Only toilet paper and natural waste may be flushed. Do not flush wipes, feminine products, or paper towels. Plumbing repair fees resulting from violations will be charged to the Guest.
- The Property and all furnishings must be treated with care and left in the same condition as found.
- Trash must be disposed of properly in the provided receptacles.
7. Damage, Liability & Security
The Guest is financially responsible for any damage to the Property, furnishings, appliances, or amenities caused by the Guest or their invitees during the stay, beyond normal wear and tear. The Host reserves the right to charge the payment method on file for documented damages.
The Guest agrees to indemnify and hold harmless the Host from any claims, damages, losses, or expenses (including legal fees) arising from the Guest's use of the Property or violation of these Terms.
The Host is not liable for loss or theft of personal property during the stay. The Guest assumes all risk of personal injury or property loss occurring during the rental period. The Host carries liability insurance on the Property but makes no guarantee of coverage for Guest activities.
8. Property & Amenities
The Host makes reasonable efforts to ensure the Property is clean, well-maintained, and as described. In the unlikely event of a material issue (e.g., no hot water, HVAC failure) that cannot be remedied within a reasonable timeframe, the Host will work with the Guest on an appropriate resolution, which may include a partial credit at the Host's discretion. Issues caused by factors outside the Host's control (utility outages, weather, etc.) do not entitle the Guest to a refund.
Amenities (Wi-Fi, TV services, appliances) are provided as a convenience. Temporary unavailability of any amenity does not constitute grounds for refund or compensation.
9. Governing Law & Disputes
These Terms are governed by the laws of the State of Washington, without regard to conflict of law principles. Any dispute arising from or relating to these Terms or a reservation shall be resolved in the courts of King County, Washington, and the parties consent to jurisdiction therein.
In the event of a dispute, the parties agree to first attempt resolution through good-faith negotiation before pursuing legal action.
10. Short-Term Rental Compliance
This Property is operated in compliance with the City of Seattle's short-term rental regulations, including applicable licensing and lodging tax requirements. Seattle Lodging Tax and Washington State Sales Tax are collected and remitted as required by law. These taxes are included in the quoted booking total.
11. Changes to These Terms
The Host reserves the right to update these Terms at any time. The Terms in effect at the time of booking confirmation shall govern that reservation. Updated Terms apply to new reservations made after the revision date.
